What a plan visit covers
Spring: cooling
- Clean the outdoor coil, including cottonwood buildup
- Test capacitor, contactor and motors
- Check refrigerant charge and the condensate drain
- Check airflow and replace or inspect the filter
Fall: heating
- Clean the flame sensor and burners
- Test the igniter, safeties and inducer
- Inspect the heat exchanger and test for carbon monoxide
- Check intake and exhaust vents
Plumbing
- Flush the water heater and check the anode and relief valve
- Check water pressure and the pressure-reducing valve
- Inspect visible shutoffs, supply lines and hose bibs
- Test the sump pump if you have one
